I would be looking at where the commuter rail runs in relation to where you want to live and having to commute to.
MIT is on the red line for the subway.
Options - living south of the city, so you only take the one subway route.
Living west or north of the city (preferred) and take the commuter train into boston (you want to come into north station) and then take the commuter rail (red line).
