Well written and pertinent. I'm in my mid 50's and can relate, entirely, to much of what you've described. Definitely recommended reading, especially for the younger, got-to-have-it-(now)-at-any-price, members who're either looking to buy or wanting to "trade up", even if it means putting themselves in a tight spot, most often as a result of a lack of research, sound judgement and restraint.
