Yeah, would love to hit 11.5. For now I'm just trying to get out of the 12's.

A compressor and air tools may be on my Christmas list this year. PITA with hand wrenches.

Slowly but surely. Ended up pulling out on the first house after the inspection, but have found a house I like even better. Have an accepted offer on that and inspection for that one tomorrow. Hopefully it goes well! I'm ready to just be done with it though!

I'm looking forward to upgrading from carport to garage.

Word of advise. Don't remove the paint from your car then wash the bay out. Even without the car in the bay.

it's coming off fairly easily.
