I sold my house last July. I was in a very competitive section of the market and up against a lot of new construction (my house was built in 2001). The first offer I had was for for 84% of the listed price! I wanted to have my realtor tell the guy to shove his offer up his...but instead, I countered. They countered back and said that was absolutely as high as they could go...and they wanted to keep some of my furniture! Even though they said they couldn't go any higher, I countered again because I couldn't accept their current offer. Do you know what happened? I SOLD MY HOUSE for 93% of list!
I expected them to counter my original offer and I would have paid more than my original offer, but they didn't. Their BS attitude got in the way and cost them a sale. If they bought this car at auction for over $39K I would be very surprised, but that is my opinion based on what I have seen in the market.
