Thanks for the Bday wishes everyone, I appreciate it.
I found out today that the $800,000 place we rent for 1,775/month is loosing my landlord too much $$$ and they are selling and I will be adrift again soon.

WHENEVER YOU ARE FORCED TO MAKE A CHANGE...MAKE IT FOR THE BETTER! NEVER GO BACK WARDS ALWAYS MAKE THE CHANGE FOR THE BETTER!

We're thinking that the new Camaro is paid for cash and getting a reasonable place for just the 2 of us near the beach we love for 1200/month leaves enough for a new boat and a slip for it and that's way better than just looking at the ocean. The new project has begun. Any boat forums recommended?
