Bad Motor Mount

Well I was randomly checking the oil in the car and while i was glancing around the engine bay I noticed what looks like grease leaking from the passenger side motor mount. Im curious if this could be the cause of vibrations and noise that I have been hearing. Probably gonna upgrade to bmr or prothane. Any thoughts on either?

I was suggested “torque solutions” I think it was. Relatively cheap. Definitely super stuff and the whole car vibrates on take off. I don’t drive the car often at all though so I don’t care. My only gripe with them is they were installed in July and I’ve put maybe 400 miles on the car since then and the one painted bolt that connects the two half’s of the mount together are rusted to shit. I don’t drive the car in the rain either.

I've had the Torque Solution mounts for about 2.5 years... I love them.

Mods and spirited driving aside, do these things (and their material) have a finite life on a stock vehicle? I mean, do they typically make it through the warranty period?
