Just call their bluff, been there, they thought I would not show and get a default win. Instead I did show, 3 times I showed and 3 times they didn't show. Giving me an automatic win. Though cost me $6-800

Dont wanna say too much, but my tenants are suing me...

Funny you mention "bluff" I really think that is what they are doing. Think because the property is 4 hours away, I wont show up? Shoot.... Thats my MONEY we're talking about. And its only 4 hours if the wife is in the car. The camaro can make it in 3 =)

I work in the rental industry and have an entire team of lawyers at my disposal! For free!!

Some people will try anything to make a buck....

Been there man out here in AZ. Last year I to forcibly evict two renters for violating 4 parts of their lease agreements. Needless to say they got real pissed and tired to squeeze me for money. I actually had to kick one out in the middle of the night for a fight with ex.... Good thing I was familar with leasing laws

Good luck dude, I hate being a landlord so I pay a manager 8% to do it for me. I was just about to get rid of the manager and am having second thoughts after reading your posts.

I was for 5 years. I screened really well and never had any problems other than a couple of late payments.
